8. Cut down on using BadWords specially in front of older folks.
9. Pay all my parking tickets
10. Spend more time with my fiance.
11. Get a part time night job a local strip joint.

Resolutions? What are those?
But seriously... gotta get my running mile to 7min to 7min15sec...I am just a few sec over 8min now. Maybe gain a few pounds (175lbs is light!) too. I don't want fat weight, size weight is what I want. I can't take in too many more calories as I eat 4-5 times a day as is so I don't know how to get much bigger.
Since you are in the housing market, I sell new homes and work at a mortgage bank. So you can feel free to pick my mind if need be.
You do know you can get in for free..... (as long as the house is under $410K) by using a Family Home Provider plan OR the Nehemiah plan. Both take your Closing Costs and Prepaids (~4.25% usually) then your Downpayment (3% FHA - about $155K or less; 5% Conventional over that) and rolls it into the sales price of your home. Only downside payments typically go up $80-120/month...but you do not have to come up with $8-12K to get into a home.
There are also other ways to save you cash too:
1. Avioding Escrow fees is a biggie...basically puts you in control of your money at years end.
2. You could do an 80-20 loan paying off the smaller part first thereby having lower payments over the term.
3. Making a 13th payment each year gets the mortage paid off faster too.
4. Every $1000 usually raises your monthly payment by $8-10...so don't be scared of some upgrades.
5. If this is your first home, I wouldn't add a lot of crap to it. Usually asthetic stuff is non appreciating value. Microwave, covered patio, better carpet pad, and oversided home sites are things I recommend to customers...most other stuff you can do yourself for a lot less or do not even need anyway. Chances are you will not live in the house more than 5-7 years anyway.
6. DO NOT buy points, it's a waste of cash.

I plan on starting to train for a marathon, skating...not running, running is for people without wheels.
3 miles in the morning, 3 miles in the afternoon, then 6/3 a month later, adding 3 miles per day per month. I have until october, so it should be right on the money. I used to be able to do about a 3-4 minute mile and you have to finish the 26.2 in less than 2 hrs 30 mins, we'll see how it goes.

10) Yes, we know how to speak proper English. We talk this way because we don't want to sound like you. We don't care if you don't understand what we are saying. All other Texans understand what we are saying and that's all that matters. Now, go away, or we'll kick your ***.
