If the builder is an established licensed contractor you shouldn't have a problem. You will have to get the design appraised though. Depends on how the contractor wants to do it as to whether or not you will have to do a draw or straight mortgage.

Once you get into actually breaking ground post up, I can give you a few pointers on the foundation to look for.
i will keep you in mind on the foundation. i know the builder has a few different options on the foundation. i assume the deciding factor would be the soil??

5 years?? the way understand it, the construction loan is only for the length of construction(3-4 months). then upon completion of the home, it is basically refinanced from the construction loan, to the permanant mortgage
